Welcome to Property Mastery. You are not here simply to learn more about property. You are here to build the judgement, systems and confidence to make better property decisions, then turn those decisions into income, equity and a lasting legacy. Property can be powerful because it combines a real asset, rental income,
leverage, management improvement and long-term demand. Those same features can also create risk. Property is illiquid. Debt magnifies mistakes as well as gains. Local rules matter. Repairs arrive whether or not the month has been convenient.
A poor purchase can remain expensive for years. This programme therefore rewards good decisions, not just purchases. At several points your correct answer may be: revise the plan, renegotiate the deal or do not proceed. Walking away from a weak investment can protect more wealth than completing a purchase. You will move through eight milestones.
At each milestone you will create something an investor can actually use: a wealth position, a capital plan, a chosen strategy, an area scorecard, a deal model, an acquisition tracker, a property operating system and a portfolio decision memo. Use the Investor Toolkit, check your work against the lesson gate and save your evidence. This route is sufficient in every tier.
The free, six-question Aura Assessment helps identify your starting point; it is separate from the member learning coach. Where your membership includes Aura Learning Coach, you may ask it to explain a calculation, compare assumptions, challenge an incomplete answer or help locate an official source. Verify the source yourself.
Aura does not choose an investment for you and cannot promise an outcome. Your first decision is whether you will treat the next 90 days as entertainment or implementation. Write down one measurable outcome. Examples include: complete a lender-ready borrower file; select one strategy and two evidence-backed target areas; analyse
20 properties and submit three evidence-led offers; stabilise the performance of an existing rental; or produce a hold, improve, refinance or sell decision for every property already owned. Choose an outcome that is within your control. “Buy a property in 90 days” may depend on sellers, finance and suitable stock.
“Complete 20 analyses and make three offers that satisfy my rules” is within your control. The programme promise is not instant wealth. The promise is that you will leave with a clearer plan, better tools and a repeatable way to protect and grow capital. Here is a worked example.
Amira writes: I want financial freedom. That is inspiring but not measurable. She rewrites it as: Within 90 days I will establish my deployable capital, complete my UK mortgage-readiness file, compare single-let and HMO strategies, score two target areas, analyse 20 deals and make at least three offers that meet my minimum cashflow and reserve rules.
The second statement gives Amira weekly actions and lets her identify where she is stuck. Where included in her membership, Aura Learning Coach or a coach may help challenge the clarity of her plan. Now complete your 90-Day Wealth Commitment in the Toolkit's 90-Day Commitment sheet. Record one twelve-month wealth objective; one 90-day result within your control; three weekly actions; the hours you will reserve each week; and the
evidence you will save at the end. Check that your commitment contains a number, a date, a controllable activity and a defined output. Learn about property does not meet that check. Save your commitment privately and record Lesson 0.1 in Lesson Actions. These Toolkit steps are sufficient; no member Aura response is required.
If your membership includes Aura Learning Coach, you may use a fictional or redacted summary to challenge whether your result is within your control and break it into twelve weekly actions. Do not share unredacted financial, identity, health, tenant or seller information. Then open Lesson 0.2 and configure the programme around your jurisdiction, strategy and support tier.
Build the portfolio. Build the income. Build the legacy.
Your practical task
Complete the 90-Day Commitment: a dated objective, a controlled day-90 result, three weekly actions and a first action within 72 hours.
How to complete and save this task
- Open your working Toolkit: 90-Day Commitment. Read the worksheet’s instructions and field labels before entering information.
- Do the practical task above. Work through one part at a time. Keep sources and dates with factual claims; label assumptions clearly.
- Check your result against this list: Redacted commitment, three weekly action records and evidence location. These are the items to have in your saved work.
- Save your workbook and supporting records. In Lesson Actions, set H8 to the appropriate status and enter the work location in I8. For example: “My working Toolkit, 90-Day Commitment; supporting files in my private lesson 0.1 folder.”
- Save your website notes separately. Use Save lesson work below and wait for its saved confirmation. When the task is finished, choose Task recorded. Then follow Next lesson. Confirm the milestone checklist when its work is complete.
Missing information? Record “Unknown”, the source you need and your next check in your notes. Keep the task Working on it while required evidence is missing. Do not put invented numbers or “N/A” into calculation cells. Use zero only when the actual value is zero.
Does not apply? Explain why in your notes. If the task needs a property case and you do not have one, use a clearly labelled fictional practice case. A supported decision not to proceed can also show completed learning.

Follow these steps in 90-Day Commitment
- Open one saved working copy of Toolkit v15 at 90-Day Commitment. Enter today's date and a specific objective you can influence; use a fictional practice objective if you do not want to share personal plans.
- Write a day-90 result you can demonstrate with a saved document or decision record. Describe the output, not a promised purchase, profit or mortgage approval.
- Choose three weekly actions that fit your calendar. Give each a day or time and a simple evidence trace, such as a dated source, Toolkit entry or question log.
- Choose the first action you can complete within 72 hours and write its due date. If it depends on another person, add a self-controlled preparatory action.
- Create a private evidence location for the working Toolkit and supporting records. Do not place account details or unredacted personal documents in shared spaces.
- Save, close and reopen the workbook. Check the objective, day-90 output, three actions and first due date; record status in Lesson Actions H8 and the private location in I8. Website notes save separately.

Fictional 90-day learning commitment
| Input | Practice amount |
|---|---|
| Day-90 output | A sourced comparison of two practice areas and one written no-go or investigate decision |
| Three weekly actions | Monday lesson; Wednesday two dated sources; Saturday Toolkit update |
| First 72-hour action | Choose two practice areas and save the first official source by Thursday |
- Each action has a controllable output, even if no property is purchased.
- The decision record can conclude no-go; learning completion does not depend on doing a deal.
Dates and areas are illustrative. Set your own review date and actions; a return target or promised acquisition is not evidence of learning.
Before you mark this task recorded
- Is the day-90 output specific, dated and within your control?
- Are all three weekly actions scheduled and linked to an evidence trace?
- Is the first action due within 72 hours, with a private work location?
- Reopen 90-Day Commitment; set H8 to Working on it or Task recorded and I8 to the saved location. Confirm Milestone 1 only against its full checklist.
Learning completion does not approve a purchase, loan, tax position or legal decision. For a real transaction, check current local sources and consult the relevant qualified professional.

Where to work
90-Day Commitment
Open these worksheets in your Toolkit. Record your status and evidence reference on Lesson Actions, row 8.
Check your own work
You can complete this lesson independently. Open your saved 90-Day Commitment work beside these checks.
- Have I completed the task? Complete the 90-Day Commitment: a dated objective, a controlled day-90 result, three weekly actions and a first action within 72 hours.
- Can I find every required item? Redacted commitment, three weekly action records and evidence location. Point to where each item appears in your saved work. Add anything missing.
- Can I explain my reasoning? Separate facts from assumptions. Keep a source and date for factual claims. If figures are used, check units, currency and monthly versus annual periods before comparing them.
- Have I dealt with gaps honestly? Record unknowns and the next check. Explain anything not applicable. Do not fill gaps with invented facts. A clearly labelled practice case or a reasoned decision not to proceed can demonstrate learning.
- Is my work saved? Reopen the saved record to check it is there. Record the status in Lesson Actions H8 and the work location in I8.
If something is missing: keep Working on it, fix that item and check again. When the learning task is complete: select Task recorded below and save your lesson work. Then continue to the next lesson. Confirm the milestone separately when its checklist is satisfied.
You do not need an Aura response, community post or human sign-off. Completing the learning task does not approve a real transaction.
